The fund targets a 15-20% IRR and offers an 8% preferred return. Our competitors IRR ranges between 10-12% with a 6% preferred return.
We’re a Hometown Fund
We are a niche Pittsburgh based commercial multi-family and office fund. We are proudly helping to build out Pittsburgh and the surrounding areas with the level of detail and attention that only comes from the genuine care of this great city. In Pittsburgh, investors are still able to find 7-10 cap rates compared to the national average of around 4 -5 cap rates.
Targeted Project Exit
Our investment projects exit in 6-7 years, which is rapid in comparison to our competitors average of 10 years until exit.
No Acquisition or Disposition Fees
Our competitors typically take a 1% fee for an acquisition and another 1% on disposition of an asset. We do not take any fees for acquisitions and dispositions.
